What is a RICS Home Survey?

A RICS Home Survey is an inspection of a property that helps you understand its condition before you buy. It identifies visible defects, potential risks and repairs that may be needed, helping you make an informed decision about your purchase.

What is the difference between a Level 2 and Level 3 survey?

A Level 2 survey is generally suitable for conventionally built homes in reasonable condition. It highlights defects, repair needs and any further investigations required. A Level 3 survey provides a more detailed inspection and report, with fuller advice on defects, their likely causes and repair options. It is generally more suitable for older, altered, unusual or poorly maintained properties.

Is a survey the same as a mortgage valuation?

No. A mortgage valuation helps your lender assess whether the property provides suitable security for the loan. A home survey is carried out for you and provides a broader assessment of the property’s condition. A mortgage valuation does not replace a Level 2 or Level 3 survey.

How much does a survey or valuation cost?

Our fees depend on the service required and the property’s size, type, construction and location. Send us the property details and we’ll provide a clear, no-obligation quotation explaining the fee and what’s included.

How long will I receive my report?

We’ll confirm the expected report delivery timescale when you book, taking account of the service and the property’s complexity. Your completed report will be sent electronically. If you have a particular deadline, please let us know before booking.

Is your Help to Buy valuation accepted by Homes England?

Our Help to Buy valuations are prepared to meet Homes England’s requirements, including an internal inspection, comparable sales evidence and a signed report. We’ll confirm your scheme and any specific requirements before accepting your instruction. Final acceptance rests with Homes England.

What is a New Build Inspection?

A New Build Inspection is an independent visual check of your new home’s accessible areas. It identifies visible defects, incomplete work and concerns with the standard of finish, giving you a clear record to raise with your developer. We also offer NHQB pre-completion inspections using the relevant checklist.

Do you carry out property defect assessments?

Yes. We offer focused assessments of concerns such as damp, cracking and water ingress. We inspect the agreed areas and provide advice on the likely cause, where it can be established, and recommended next steps. These may include repairs, monitoring or further specialist investigation.

What areas do you cover?

We’re based in Clifton upon Teme and cover Worcestershire and surrounding areas, including Worcester, Malvern, Droitwich Spa, Pershore, Evesham, Bromsgrove, Kidderminster and Stourport-on-Severn. We also cover Tenbury Wells, Bromyard, Hereford, Leominster, Ludlow and Tewkesbury. Send us the property address if you’re unsure whether we cover your location.

Can I speak to you after receiving my report?

Absolutely. We’re available to talk through your report, explain the findings and help you understand the recommended next steps. Whether you need clarification on a defect or help prioritising further investigations, please get in touch.
