Frequently asked questions

Frequently asked questions

What is a New Build Inspection?
A New Build Inspection is an independent visual check of your new home’s accessible areas. It identifies visible defects, incomplete work and issues with the standard of finish, giving you a clear record to raise with your developer. An NHQB pre-completion inspection follows the relevant checklist and is non-invasive.
When should I have the inspection?
Ideally, arrange your inspection before legal completion, once the developer confirms that your home is ready and safe to inspect. Contact us early so we can coordinate access and availability. If you have already moved in, get in touch to discuss a suitable inspection.
How long does an inspection take?
The inspection usually takes a few hours, depending on the property’s size, layout and the number of issues identified. We’ll give you an estimated duration when you book and confirm the scope beforehand.
What happens after the inspection?
You’ll receive a report recording the issues identified, with photographs where appropriate, which you can share with your developer. Ask them to confirm which items they will address and the proposed timescales. We can also discuss our findings with you so you understand the next steps.
Is a New Build Inspection the same as a snagging list from the developer?
No. The developer’s snagging list forms part of their own checks. Our inspection provides an independent assessment carried out on your behalf, helping identify visible issues that may have been overlooked. An NHQB pre-completion inspection has a defined scope and does not replace building control inspections or warranty checks.
Will the developer fix the issues?
Your developer should review the findings and address items for which they are responsible under your purchase agreement, applicable standards and any relevant code or warranty. Some items may need further discussion or investigation. We cannot guarantee that every item will be accepted or resolved before completion, so ask for a written response and programme of works.
Do you inspect flats and apartments?
Yes. We inspect new-build flats and apartments, with the scope agreed before booking. For NHQB pre-completion inspections, we use the relevant apartment checklist. Access to communal areas and any limitations will be confirmed beforehand.
Do you offer inspections under the New Homes Quality Board (NHQB)?
Yes. We offer pre-completion inspections using the NHQB checklist. Where your purchase is covered by the New Homes Quality Code, your developer must give you the opportunity to inspect your home or appoint a suitably qualified inspector before completion. Please provide your developer’s details and anticipated completion date so we can help arrange the inspection.
