Frequently asked questions

Frequently asked questions

How much does a valuation cost?
Our fees depend on the valuation’s purpose and the property’s type, size and location. Contact us with the property details and we’ll provide a clear quotation before you book.
How long does a valuation take?
The inspection is usually shorter than a home survey, although the time needed depends on the property’s size and complexity. Afterwards, we research comparable sales and prepare your report. We’ll confirm the expected delivery timescale when you book.
Will the surveyor need access to the whole property?
We normally need access to all rooms, the exterior and any relevant gardens, garages or outbuildings so we can assess the accommodation and overall condition. Please let us know beforehand if access is restricted. A valuation inspection does not provide the detailed condition assessment included in a home survey.
How long is the valuation valid for?
A valuation reflects the property’s value at a specific date. How long the report can be used depends on its purpose and the requirements of the organisation receiving it. For Help to Buy in England, reports are valid for three months from the date they are produced. If yours is approaching expiry, contact us promptly to discuss the available options.
Do you carry out valuations for Help to Buy?
Yes. We provide independent RICS valuations for homeowners selling their property or repaying all or part of their Help to Buy equity loan. Please tell us which scheme your loan falls under and provide any instructions from your scheme administrator so we can confirm the requirements before you book.
Can you provide valuations for probate?
Yes. We provide residential property valuations for probate and inheritance tax purposes, assessing the property’s value at the date of death. Our report provides a reasoned valuation to support the executors and their professional advisers in administering the estate.
What information do I need to provide?
We’ll need the property address, your contact details, the reason for the valuation and arrangements for access. Please also provide any relevant instructions from your solicitor, housing association or Help to Buy administrator. For leasehold properties, lease and service-charge information is helpful. For probate, we’ll need the date of death and details of the person authorised to instruct us.
Do you provide valuations outside Worcestershire?
Yes. Alongside Worcestershire, we cover surrounding areas including Bromyard, Hereford, Leominster, Tenbury Wells, Ludlow and Tewkesbury. Send us the property address and we’ll confirm availability and provide a quotation.
