Frequently asked questions

Frequently asked questions

How much does a Property Defect Assessment cost?
The fee depends on the concern, the property and the extent of the assessment required. Send us a brief description, photographs and the property address, and we’ll provide a quotation with a clear scope before you book.
How long does it take?
The inspection time depends on the nature of the issue and the areas we need to assess. We’ll confirm the estimated appointment length and report delivery timescale when you book. Please let us know about any access restrictions beforehand.
Will you carry out any specialist tests?
The assessment normally involves a visual, non-invasive inspection, supported by appropriate measuring equipment where helpful. Specialist testing, opening up and laboratory analysis are not included unless specifically agreed. If further investigation is needed, we’ll explain what is recommended and why.
Can you help with insurance or legal matters?
Our report can help you explain the condition and findings to your insurer or legal adviser. Please tell us before booking if it is intended for an insurance claim or dispute so we can confirm whether the service is suitable. Expert witness reports and legal advice require separate arrangements.
Is this the same as a RICS Home Survey?
No. A Property Defect Assessment focuses on an agreed concern, such as damp, cracking or water ingress. It does not assess the whole property. A Level 2 or Level 3 Home Survey provides a broader assessment and is generally more appropriate when buying a home.
Do you provide solutions or carry out the repairs?
We provide independent advice on the likely cause of the problem and appropriate next steps, including repair options where these can reasonably be identified. Repairs are arranged separately with suitable contractors. If specialist design or further investigation is needed, we’ll explain this in the report.
What happens after the report?
You’ll receive a written explanation of our findings, the likely cause where it can be established, and recommended next steps. These may include repairs, monitoring or further investigation. We can discuss the report with you to help you understand the recommendations and prioritise action.
Do you cover my area?
We’re based in Clifton upon Teme and cover Worcestershire and surrounding areas, including Worcester, Malvern, Tenbury Wells, Bromyard, Hereford, Leominster, Ludlow and Tewkesbury. Send us your property address and a brief description of the concern, and we’ll confirm availability.
