Frequently asked questions

Frequently asked questions

What is a RICS Level 2 Home Survey?
A RICS Level 2 Home Survey is a visual inspection of the property’s accessible areas. It assesses its condition, identifies visible defects and uses clear traffic-light ratings to highlight the urgency of repairs. Your report also explains where further investigations are needed, helping you make an informed decision before you buy.
Is a Level 2 survey the same as a mortgage valuation?
No. A mortgage valuation helps your lender assess whether the property provides suitable security for the loan. A Level 2 survey is carried out for you and provides advice on the property’s condition, defects and maintenance needs. A mortgage valuation does not replace a survey.
Which properties are suitable for a Level 2 survey?
A Level 2 survey is generally suitable for conventionally built houses, flats and bungalows in reasonable condition, with a relatively straightforward layout. Older, extensively altered, unusually constructed or poorly maintained properties may benefit from a Level 3 survey. We’ll review the property details and help you choose before you book.
How long does a Level 2 survey take?
The inspection usually takes a few hours, depending on the property’s size, condition and accessibility. Preparing your report takes additional time, allowing us to explain our findings and recommendations clearly.
Will the survey include a valuation?
Our Level 2 Home Survey is a survey-only service and does not include a market valuation or insurance reinstatement cost assessment. If you also need a valuation, please let us know so we can discuss a separate service.
Do you carry out surveys on flats?
Yes. We inspect the flat and relevant accessible communal areas and external parts of the building within the agreed scope. We also highlight matters for your legal adviser to investigate, including responsibility for shared repairs and maintenance.
What if defects are found?
Finding defects doesn’t necessarily mean you should withdraw from the purchase. Your report explains the issues identified, their urgency and any recommended repairs or further investigations. We can discuss the findings with you so you understand what they mean and what to do next.
When will I receive my report?
We’ll confirm the expected delivery timescale when you book. Your completed report will be sent electronically, and you can contact us afterwards to discuss the findings and recommendations.
