Frequently asked questions

Frequently asked questions

What is a RICS Level 3 Building Survey?
A RICS Level 3 Building Survey is our most comprehensive home survey. It provides a detailed assessment of the property’s construction and condition, identifying visible defects and explaining their likely causes, repair options and the potential consequences of leaving them untreated. The inspection covers areas that are safely accessible without opening up the building.
How is a Level 3 survey different to a Level 2 survey?
A Level 3 survey involves a more extensive inspection and provides fuller explanations of the findings. It offers more detailed advice on construction, defects, repair options and future maintenance. A Level 2 survey is generally suited to straightforward properties in reasonable condition, while a Level 3 is better suited to buildings requiring a deeper assessment.
Which properties are suitable for a Level 3 survey?
A Level 3 survey is particularly suitable for older, listed or unusually constructed buildings, properties with significant alterations or extensions, and homes in poor condition. It is also useful if you are planning substantial renovation works. We’ll review the property details and help you decide whether this is the right survey.
How long does a Level 3 survey take?
A Level 3 inspection usually takes several hours, with larger or more complex properties taking longer. The time needed depends on the building’s size, age, condition and accessibility. Researching the property and preparing your detailed report take additional time.
Will the survey include a valuation?
Our Level 3 Building Survey does not include a market valuation or insurance reinstatement cost assessment. If you also need a valuation, please let us know so we can discuss a separate service.
Do you carry out surveys on listed buildings?
Yes, subject to reviewing the property and confirming that it falls within our expertise. A Level 3 survey is generally the most suitable option for a listed building. We consider its age, traditional construction and materials, highlighting repair needs and matters that may require specialist advice or checks by your legal adviser.
What if defects are found?
Your report will explain the defects identified, their likely causes, repair options and how urgently they need attention. Where further investigation is needed, we’ll explain what is required and why. We can discuss the findings with you to help you understand their implications before proceeding with your purchase.
When will I receive my report?
We’ll confirm the expected delivery timescale when you book, taking account of the property’s size and complexity. Your completed report will be sent electronically, and you can contact us afterwards to discuss the findings and recommended next steps.
